HHSRS Software in Action - So Easy to Use!

If a tenant reports a property to the Council for a HHSRS Hazard 5 - Biocides issue, the Council is legally obligated to inspect the property for all 29 hazards outlined in the Housing Health & Safety Rating System (HHSRS).

If the Council uncovers any Category 1 risks, it is obliged by law to take action against the landlord and any associated agents. This is not just a formality; it is a serious obligation that must be addressed.

Hazard 5 - Biocides

This hazard covers threats to health from those chemicals used to treat timber and mould growth in dwellings. While biocides include insecticides and rodenticides to control pest infestations (e.g. cockroaches or rats and mice), these are not considered for the purposes of the HHSRS.

Problems only arise where biocides are used incorrectly, or where the dwelling is occupied before the fumes have been allowed to disperse adequately.

Vulnerable Group: All ages

Defects & Justifications

  • Use of biocides - use particularly in living areas.
  • Misuse - failure to follow the instructions for use and other proper precautions.

How can I reduce exposure to biocides in a home?

Store all pesticides, herbicides, and wood treatments in locked, well-ventilated areas away from living spaces. Always follow the manufacturer's safety instructions during use.

What alternatives can I use instead of harmful biocides?

Use physical pest control methods or natural treatments such as vinegar, essential oils, or diatomaceous earth where appropriate. These pose fewer health risks.

What should I do if there's a history of heavy biocide use?

Conduct a chemical contamination assessment, especially if the property has timber treatments or was used agriculturally. Professional remediation may be needed.

How can I ensure biocide residues aren't harming residents?

Carry out indoor air quality testing and surface sampling. If unsafe levels are found, professional decontamination and improved ventilation may be required.

Are certain groups more vulnerable to biocide exposure?

Yes, children, pregnant women, and individuals with respiratory conditions are more at risk. Extra precautions should be taken in properties housing vulnerable people.
